Roof Repair Across the Front Range — Assessed First, Then Fixed Right

Leaks, hail hits, wind-lifted shingles and failed flashing. We look at what is actually on your roof, check what your local building code requires, and recommend the repair that follows best practice — not the quickest patch.

The short answer

Yes, we repair roofs. We are built first for full roof replacements and larger exterior projects, so we are not a same-day patch service — but we do take on repairs, and most run $500 to $1,000 depending on what needs to be done. What happens next is decided by three things: what we find on-site, what your municipality’s code requires, and established roofing best practice. If a repair is the right call, we repair it. If it is not, we tell you why.

How We Decide What Your Roof Actually Needs

A leak shows up in one place and usually starts somewhere else. Before anyone quotes a fix, we work through the same three questions on every roof repair call.

1. What is on the roof

We inspect the damaged area and the roof around it — shingles, flashing, penetrations, ventilation and, where it matters, the decking underneath. The repair is sized to the cause, not only to the stain on the ceiling.

2. What your local code requires

Building departments along the Front Range adopt and amend the residential code differently, and some repairs trigger a permit or a requirement to bring part of the roof up to current standard. We check the rules where you live before we recommend anything.

3. What best practice says

Manufacturer installation requirements and standard roofing practice decide how flashing is lapped, how shingles are sealed and fastened, and what can and cannot be patched. We will not do a repair we would not put our name on.

That is also why we would rather not quote a repair over the phone. A number without an inspection is a guess, and the guess is usually wrong in one direction or the other.

Common Roof Repairs on Colorado Homes

Colorado roofs fail in Colorado ways — hail, wind, intense high-altitude sun and constant freeze-thaw. These are the repairs we see most:

Hail-damaged shingles

Bruised or fractured shingles and granule loss from an isolated strike. Widespread hail damage is a different conversation — see below.

Wind-lifted or missing shingles

Strong downslope wind along the foothills and open gusts across the plains break the seal strip and peel shingles back. Unsealed shingles are the next ones to go.

Flashing and roof leaks

Chimney, wall and skylight flashing, valleys and step flashing — the most common source of an active roof leak, and the one most often patched badly.

Pipe boots and vents

Rubber pipe collars crack under UV exposure, and vent caps loosen. Small parts, and a very common reason water gets in.

Ice dam damage at the eaves

Freeze-thaw cycles back water up under the first courses of shingles. We repair the damage and look at the ventilation and ice barrier that let it happen.

Shingle and ridge cap repair

Replacing damaged shingles and ridge caps so they seal and lie flat — including an honest answer on whether a close color match still exists for your roof.

What a Roof Repair Typically Costs

Most of the roof repairs we take on land between $500 and $1,000, depending on what needs to be done. What moves it within that range — or past it:

  • Roof pitch, height and access — steep or high roofs take more safety setup than the repair itself.
  • What we find once it is opened up — a shingle repair can turn out to be a flashing problem, or soft decking underneath.
  • Materials and matching — standard asphalt, impact-resistant shingles, synthetic products or metal panels, and whether a match is still available.
  • Code requirements — where the local code asks for more than a like-for-like swap.

You get the scope and the price in writing before any work starts. If what we find means a repair would cost close to what a section or a full roof would, we show you both options side by side. For full replacements, see our Colorado roof replacement cost guide.

Metal Roof and Flat Roof Repair

Metal and low-slope roofs fail differently from shingles. On metal, the usual culprits are fasteners that have backed out or lost their washers, open seams, and failed sealant at trim and penetrations. On flat roofs it is seams, drains and ponding.

On metal and flat roofs only, a coating system can be the right repair for a roof that is sound but weathered — it is not a fix for asphalt shingles, and we do not sell it that way. More on roof coating and on metal roofing installation.

When a Repair Is Not the Right Answer

Part of an honest roof repair assessment is saying when a repair would be money spent in the wrong place. The usual reasons:

The damage is widespread

Hail rarely hits one shingle. When the whole slope is bruised, it is usually an insurance conversation — see storm and hail damage and how the claims process works.

The roof is near the end of its life

Brittle shingles, widespread granule loss and repeat leaks in different places mean the next repair is already on its way. A repair can still buy time — we will tell you roughly how much.

Code or the layers say no

Some repairs cannot be done correctly over existing layers or without bringing part of the roof up to current code. When that is the case, we explain what the rules require and why.

Why We Are Not a Quick-Patch Roofing Company

We have been roofing along the Front Range since 2001 as a licensed Class C general contractor, and most of our work is full replacements and multi-trade exterior projects. That shapes how we repair roofs:

  • We diagnose the cause, so you are not calling back about the same leak next spring.
  • We tell you when a repair is not worth doing, even though it would be the easier sale.
  • If the assessment points to a larger project, you get a dedicated project manager and access to our client portal, which tracks communication, permits, schedules, inspections, payments and before-and-after photos in one place.

What we are not: a same-day, drop-everything patch service. Repairs are scheduled like any other job. You can see how we work in our customer reviews and recent projects.

Roof Repair FAQs

Do you do roof repairs, or only replacements?

We do both. Most of our work is full roof replacements and larger exterior projects, and we are not set up as a same-day patch service, but we do take on roof repairs and treat them with the same inspection and standards.

How much does a roof repair cost?

Most roof repairs we do run between $500 and $1,000, depending on what needs to be done. Pitch, access, materials and what we find once the area is opened up move the number. You get the scope and price in writing before work starts.

How do you decide between a repair and a replacement?

We base it on what we find on-site, what your local building code requires, and established roofing best practice. If a repair is the right call we repair it; if it would cost close to replacing a section or the whole roof, we show you both options.

Can you match my existing shingles?

Often, but not always. Shingle lines and colors are discontinued over time, and older shingles weather. We tell you before the work starts how close a match is realistically possible.

Is hail damage a repair or an insurance claim?

Isolated damage is often a straightforward repair. Widespread hail damage across a slope or the whole roof is usually worth an insurance claim, and we can walk you through that process instead.

Do you repair metal and flat roofs?

Yes. Metal and flat roofs have their own failure points — fasteners, seams, sealant and drains. On metal and flat roofs only, a coating system can also be the right repair for a roof that is weathered but structurally sound.

Can you come out today for an emergency leak?

We are not a same-day emergency service. Call us and we will tell you honestly how soon we can get out, and what you can safely do to limit the damage in the meantime.
