Who Handles Multifamily and HOA Exteriors in Denver?

Northern Lights Exteriors has worked Colorado exteriors since 2001 as a Class C general contractor — not a single-trade subcontractor. For apartment communities, HOAs and commercial buildings that means one licensed party carries siding, roofing, windows and trim together, and the sequencing between them is our problem rather than yours.

Every project runs through our on-demand client portal. For a board or a property manager that matters more than it does for a homeowner: contracts, permits, delivery and install schedules, before / production / final images, payments broken out per trade, and inspection results all sit in one place you can pull from at a board meeting — or three years later when an insurer or a buyer’s agent asks.

Multifamily Siding and Exterior Replacement

Multifamily siding is the largest single pocket of demand we see, and it is a different job from a single-family re-clad. The buildings are occupied, the elevations repeat, the unit count drives the schedule more than the square footage does, and somebody has to answer to residents while it happens.

Phased around occupancy

Building by building, elevation by elevation, with resident notice windows and an access and parking plan agreed before anyone gets on site.

Repeatable detailing

The same flashing, trim and transition detail repeated across every building, so the envelope performs consistently and a future repair is predictable.

Per-trade pricing

Siding, roofing, windows and trim priced separately so a board can phase work across budget years instead of deferring the whole project.

Documentation that survives

Before, production and final images per building, filed in the portal with the permit and inspection record.

On most of these the scope is wider than the headline trade. A multi-family or condo exterior commonly ends up covering siding, windows, the flat roof, gutters and exterior painting together — which is the argument for one general contractor carrying it rather than five separate trade calls that each blame the next one for the sequencing.

See multifamily exterior contracting and commercial siding for how the work is actually run, or multifamily and HOA roofing if the roof is the priority.

HOA and Property Manager Exterior Services

Most HOA exterior work stalls for the same reason: the board cannot compare bids, cannot see what has been paid against which trade, and cannot produce the documentation later. We built the process around those three problems.

  1. Walk the property with the board or manager. Condition assessment per building, with photographs, rather than a windshield estimate.
  2. Board-ready scope and per-trade pricing. Written so it can be read alongside a reserve study and voted on without translation.
  3. Portal access before you sign. Issued at the project meeting so the board can see how a job is run before committing to one.
  4. Permits and phasing. We pull the permits and phase the work around occupancy, parking and access.
  5. Close-out that is actually retrievable. Final images, inspection results and warranty documentation stay in the portal after completion.

Commercial Buildings and Occupied Properties

If you are planning a commercial remodel in Denver, the exterior envelope is usually the part that dictates the schedule — and the part a tenant notices. For commercial buildings the constraint is usually business hours rather than residents. Glazing and roofing get staged so tenants keep trading, deliveries and lifts are scheduled around access, and the site is left clean and secure each evening.

As a general contractor we can carry the full envelope — roofing, windows, siding and cladding and full exterior renovation — rather than coordinating four separate subcontractors and their four separate schedules.

Everything we run on commercial and multifamily properties:

Commercial & Multifamily Service Areas

Our office is in Fort Lupton, Weld County, and we cover Denver and the northern Front Range for commercial and multifamily work. Each city below has its own commercial page covering the local permit authority, inspection regime and the conditions that drive material choice there — which is what actually differs from town to town on a commercial envelope.

See all service areas, recent work in the project gallery, or our residential siding side if you also own single-family property.

Commercial and Multifamily Exterior FAQs

Do you work with HOA boards and property managers directly?

Yes. Most of our multifamily and HOA work runs through a board or a management company rather than an individual owner. We scope in board-ready language, price per trade so a reserve line can be matched to a bid, and give the manager portal access so unit counts, schedules, permits, payments and inspection results are all in one place.

Can you replace siding on an occupied apartment community?

Yes, and it is most of what multifamily siding replacement actually involves. Work is phased building by building and elevation by elevation, with resident notice windows, parking and access plans, and daily site cleanup so units stay occupied throughout.

How do you price multifamily and commercial exterior work?

Per trade and per building, not as a single lump figure. That way a board or an owner can see what the siding costs versus the roofing versus the windows, phase the work across budget years if needed, and compare our bid line by line against another contractor’s.

Do you handle commercial hail and storm damage insurance claims?

Yes. Front Range hail is the single most common reason a commercial or multifamily roof gets replaced. We document the damage for the adjuster, meet them on site, and keep the photographic record and inspection results filed where the board or owner can retrieve them years later.

What size projects do you take on?

From a single commercial building or small townhome association up to multi-building apartment communities and multi-year phased programs. As a Class C general contractor we can carry the whole envelope rather than subbing out the trades we are not licensed for.

Which areas do you cover for commercial work?

Denver and the wider northern Front Range. Our office is in Fort Lupton, Weld County, and we work across the Denver metro, Boulder County, Longmont, Fort Collins, Greeley and the surrounding communities.
