Get the Claim Approved. Restore the Property. Keep Operations Running.

Hail, wind and wind-driven rain can turn a stable operation into an emergency. Northern Lights Exteriors coordinates the entire commercial storm-restoration cycle—inspection, carrier documentation, estimating in carrier platforms, code upgrades, scheduling, and multi-trade execution—so boards, property managers, and owners can protect tenants, cash flow, and asset value.

Who we help: HOA & multifamily communities, retail centers, office and medical, light industrial, schools and faith properties, hospitality, and municipal facilities across Denver, Boulder County, Longmont, Greeley and the Front Range.

Trades we manage under one contract: Roofing (TPO, EPDM, PVC, mod-bit, BUR, asphalt, metal), siding (fiber-cement & engineered wood), windows & storefront/glazing, decks & rail, painting; coatings, and gutters & downspouts.

Commercial Storm Damage & Insurance Claim Support

Wind, hail, and driving rain hit commercial and multifamily roofs hard. Our commercial team documents damage, meets your adjuster, and restores the roof to code with clear, line-item scopes—so you can protect tenants, budgets, and timelines.

  • Property types: HOA & multifamily, retail centers, office & industrial, hospitality, municipal
  • Systems: TPO · EPDM · PVC · modified bitumen · BUR · coatings · standing-seam metal · steep-slope asphalt
  • Coverage: Metro Denver, Boulder County, Fort Collins, Greeley, Longmont & Front Range

Quick Eligibility Check After Hail or Wind

  • Hail strikes: granule loss, asphalt exposure, fractures, or soft spots on membranes
  • Open or heat-shrunken seams; lifted edge metal or failing term bars
  • Wet insulation on infrared or probe readings; ponding beyond 48 hours
  • Dented metal flashings, downspouts, HVAC fins, or coping caps
  • Cracked siding, spalled trim, shattered glazing, peeling coatings
  • Interior indicators: ceiling stains, odor, tenant reports after a storm date

If two or more apply, request a carrier-ready inspection. We document with photos, slopes, test cuts (as needed), and code citations.

What We Do (And Why It Works)

  • Photo & moisture mapping: objective documentation carriers accept
  • Adjuster meetings: we present code items, manufacturer specs, and safety requirements
  • Supplementing: correct under-scoped estimates with code-mandated details
  • Occupied-property staging: tenant notices, safe access, quiet hours
  • Warranty + closeout package: photos, O&M docs, and final lien waivers

Storm & Claim FAQs

What qualifies as storm damage?

Hail bruising, membrane punctures, opened seams, wind-uplifted edges, wet insulation, or damaged flashings. We document both field and detail failures.

Repair, restore, or replace?

Repair works for isolated detail failures. Restore with coatings if the substrate is sound. Replace when insulation is saturated or membranes are at end-of-life.

Can you work with my schedule and tenants?

Yes—phased work, safe access paths, quiet hours, and daily communication are built into our plan.

Do you handle code upgrades?

We include required items (edge metal, insulation R-values, safety, ventilation) and present them to the carrier.
