Who builds composite decks in Golden, CO?

Northern Lights Exteriors builds full composite and PVC decks (Trex, TimberTech and Deckorators) and has worked on the Front Range since 2001.

Most Golden projects are deck replacements on sloped lots. On mapped wildfire parcels, the city’s code affects the walking surface, the framing and what’s underneath, so we check the parcel before designing.

Your Price, Decided With You — Not a Surprise Quoted Price Later

The worst part of most deck projects is the gap. You spend an hour describing what you want, someone measures, everyone leaves — and days later a number lands that you either swallow or argue with. If it comes in high, you start over. We took the gap out.

① Watch the price move while you decide

On the first visit we walk your foundation, structure, decking and finish options together on software we built ourselves. Change the framing, change the boards, change the railing — the price updates in front of you, in real time. You are not waiting days to find out what your decisions cost.

② Build to your number, in the same sitting

Tell us what you want to spend and we work toward it while we are standing on the site with you, instead of mailing a proposal that misses by twenty percent and starting again. Every option is priced as you consider it, so the budget conversation happens with you rather than to you.

③ Find out what you can actually live without

When every change is priced the moment you make it, the trade-offs get obvious fast. Most people end up cutting one thing they were sure they wanted, and protecting one thing they had not realized mattered to them. That only happens when you can see it.

④ This is our own technology

Not a catalog and not an off-the-shelf calculator. We built it because deck pricing genuinely is complicated — footings, framing, spans, rail systems and finishes all move the number differently — and we would rather show you why than ask you to trust a lump sum. You leave the first appointment with the scope of work in hand.

⑤ And no, this is not a high-pressure close

Worth saying plainly, because real-time pricing on a first appointment is exactly what high-pressure home-improvement sales looks like — so the suspicion is fair. We are not doing that. Nobody is going to sit in your kitchen for ninety minutes waiting for a signature, and there is no discount that expires when we walk out the door. This is education: what the options are, what each one costs, and which ones are genuinely worth it on your build. You end up with a project moving at a price you understood from the start — and you decide on your own time.

Replacing an Old Deck in Golden

Most deck projects here are a deck replacement in Golden rather than a first deck. The deck that came with a 1970s Golden Southwest house or a 1990s Mountain Ridge house is usually wood, has had years of sun, and has a ledger nobody has looked at in a long time. We don’t patch those. We take them down to what is sound and build a full composite deck: new framing, new composite or PVC decking and new railing. That is what composite decking installation in Golden means when we quote it: the whole deck, not a resurfacing.

We only build composite and PVC decks — we do not build wood decks. In Golden there’s a practical reason as well as a maintenance one: a deck is attached to the house, and on a mapped wildfire parcel what it is made of matters.

What the Wildfire Code Asks of a Deck

Decks are the most misunderstood part of the Colorado model wildfire code. Under the Golden Wildfire Resiliency Code (Ordinance 2290, Chapter 15.80 of the Golden Municipal Code), which the city began enforcing on June 10, 2026, whether it touches your project depends on where your parcel sits on the city’s official wildfire map, so we look the address up before we specify anything. The model code the city builds on treats three parts of a deck differently:

The walking surface

The deck boards. The model code accepts Class A materials and noncombustible or ignition-resistant ones, and it includes an exception allowing composite decking rated Class B or better. Most people don’t know about that exception, and it is what lets quality composite comply.

The framing

Framing falls under the wall requirements for appendages rather than the decking rules. We often recommend steel or aluminum framing on mapped parcels because it performs well, not because every parcel requires it.

Underneath

Where the deck is over a slope or open below, the model code addresses enclosing or screening the underside, because embers collect under decks. On Golden’s sloped lots, this is often the most important detail.

We confirm what applies to your address before we draw a design, so it isn’t sent back in permitting. The City of Golden’s building permit page links the official wildfire map. Our Colorado Wildfire Resiliency Code guide goes deeper on the state code, and our fire-rated decks page compares the materials.

Composite Boards We Install

LineWhy Golden homeowners choose it
TrexWide color range, strong warranty, and the brand most people already know.
TimberTechCapped composite and PVC lines, with premium woodgrain options.
DeckoratorsMineral-based boards that stay very stable across big temperature swings.

Board choice also affects heat underfoot in summer sun, which matters on a west-facing Golden deck. Lighter colors and some PVC lines run noticeably cooler. See Trex decks, pergolas and patio covers if you want shade over the new deck.

Building on Golden’s Slopes

Beverly Heights, the mesas and the lots below Lookout Mountain are rarely flat, and a deck that steps down a hillside is a different structure from a deck on a flat backyard. Footing depth and location, post heights and lateral bracing all get more demanding. The structural design is checked and, where required, stamped by a licensed engineer. The ledger connection to the house gets the most attention, because it is the most common point of failure on old decks. The new deck’s ledger goes against properly flashed siding, so it doesn’t become the next rot problem.

The System Behind the Work

A deck permit on a sloped, wildfire-mapped Golden lot involves drawings, engineering and inspections, and it involves materials you’ll want records of: board line and rating, and framing type.

Two things make that possible, and they are the reason to choose us over a cheaper quote.

First, experience and scope. We have been working on Colorado’s Front Range since 2001, and we hold a Class C general contractor license (Colorado license #C120350) rather than a single-trade license. That is not a technicality: it means roofing, siding, windows, decks and outdoor living can run under one contract, with one project manager accountable for the flashings where those trades meet — which is precisely where multi-contractor projects leak, literally and figuratively. James Hardie has recognized us as an Elite Preferred contractor continuously since 2011, and as a President’s Club member — their highest contractor distinction nationwide. Our rating is 4.9 out of 5 from 552 verified reviews.

Second, a proprietary on-demand client portal we built ourselves. Most of what people hate about a remodel is not the construction. It is not knowing — who to call, whether the permit went in, when material arrives, what has been paid, whether it passed inspection. We built a system to remove exactly that, and as far as we know no other exterior contractor in this market offers it:

Every conversation in one place

Messages, decisions and change requests are logged against your project rather than scattered across texts, voicemails and three different crew members’ phones.

Contracts and scope, always retrievable

Your signed contract and itemized scope live in the portal, so “what did we actually agree to?” is a thing you look up rather than a thing you argue about.

Permit status you can see

Where the permit is in the process, and when inspections are scheduled — without having to phone anyone to find out.

Delivery and install schedules

When material lands and when each trade starts, so you can plan around the work instead of waiting for a truck to appear.

Before, during and final photography

Documented condition before we start, progress images through production, and final photography — including the parts of the building you will never see again once it is closed up.

Payments tracked per trade

What is paid and what is outstanding, broken out by trade rather than as one running balance you have to reconcile yourself.

Inspection records

Each inspection and its result, recorded against the project and available when you sell the house and someone asks.

Access is an individual, custom URL issued to you — and you get it when we start talking, at the lead and project meeting, not after you sign something. That is deliberate: you can see how we run a project before you commit to one. It then stays available after the work is finished, which matters more than it sounds, because the documentation, images and inspection records are exactly what a buyer’s agent, an appraiser or an insurer asks for years later.

Golden Deck FAQs

Do you replace old decks in Golden?

Yes. Most of our Golden deck work is replacement. We remove the old deck and build a full composite deck with new framing, decking and railing. We don’t do deck repairs or board-only resurfacing.

Do you build wood decks?

No. We build composite and PVC decks only, including Trex, TimberTech and Deckorators.

Is composite decking allowed under Golden’s wildfire code?

Quality composite generally is. The Colorado model wildfire code accepts composite decking rated Class B or better for the walking surface. Where your parcel sits on the city’s map decides what applies, so we confirm it before designing.

What does composite deck installation cost in Golden?

It depends on size, height, slope, framing type, board line and railing. Sloped Golden lots often need taller posts and more footing work. We measure and give a firm written figure.

Do I need steel framing for a deck in Golden?

Not always. We often recommend steel or aluminum framing on wildfire-mapped parcels because it performs well, but whether it is required depends on the parcel and the design. We confirm before we quote.

Do you build decks on steep lots?

Yes. Stepped and elevated decks on Golden’s sloped lots are common for us. The structure is designed and, where required, stamped by a licensed engineer.
