Windows and Wildfire: It’s the Heat, Not the Flame

A window rarely fails in a wildfire because flames reach it. It fails because radiant heat cracks the glass, and then embers get in through the opening. That is why wildfire codes built on the Colorado model code focus on the glass. In mapped areas they generally call for dual-pane glazing with at least one tempered pane, or an equivalent rated assembly.

Under the Golden Wildfire Resiliency Code (Ordinance 2290, Chapter 15.80 of the Golden Municipal Code), which the city began enforcing on June 10, 2026, whether it touches your project depends on where your parcel sits on the city’s official wildfire map, so we look the address up before we specify anything. Many of the windows we install in Golden meet that anyway, because tempered dual-pane glass is also what you want against hail and western wind. Our Colorado Wildfire Resiliency Code guide covers glazing in more detail, and fire-rated exterior doors covers the other opening in the wall.

Tempered glass

Four to five times stronger than annealed glass, and it breaks into small pieces rather than shards.

Frame material

Fiberglass and aluminum-clad frames hold their shape in heat far better than vinyl. That is one reason we steer Golden foothills homes away from vinyl.

Screens

Metal mesh screens keep embers out of an open window. Plastic mesh doesn’t.

Windows in Golden’s Historic Districts

Window replacement is one of the most common exterior changes in older Golden homes, and it is one the Historic Preservation Board looks at closely. In the 12th Street, 8th & 9th Street and East Street districts, and on individually designated landmarks, most exterior alterations need a Certificate of Appropriateness before work starts.

In practice, the window’s profile, divided-lite pattern and trim become part of the design conversation, not just its energy rating. We plan the product and the drawings around the review, so the permit isn’t the first time anyone checks them against the district’s standards.

Replacement Done Properly on an Older Golden Home

On 1950s to 1980s Golden homes, the window is often not the only problem. The rough opening, sill and flashing behind it have been taking water for decades. When we replace windows ahead of new siding, we flash them into the wall properly. When the siding is staying, we use an insert or full-frame approach depending on what we find, and we show you the sill before we close it up.

The System Behind the Work

On a historic-district or wildfire-mapped house, the product specification for your windows (glazing, tempering, frame and rating) is worth keeping. That is the document the next inspector, buyer or insurer asks for.

Two things make that possible, and they are the reason to choose us over a cheaper quote.

First, experience and scope. We have been working on Colorado’s Front Range since 2001, and we hold a Class C general contractor license (Colorado license #C120350) rather than a single-trade license. That is not a technicality: it means roofing, siding, windows, decks and outdoor living can run under one contract, with one project manager accountable for the flashings where those trades meet — which is precisely where multi-contractor projects leak, literally and figuratively. James Hardie has recognized us as an Elite Preferred contractor continuously since 2011, and as a President’s Club member — their highest contractor distinction nationwide. Our rating is 4.9 out of 5 from 552 verified reviews.

Second, a proprietary on-demand client portal we built ourselves. Most of what people hate about a remodel is not the construction. It is not knowing — who to call, whether the permit went in, when material arrives, what has been paid, whether it passed inspection. We built a system to remove exactly that, and as far as we know no other exterior contractor in this market offers it:

Every conversation in one place

Messages, decisions and change requests are logged against your project rather than scattered across texts, voicemails and three different crew members’ phones.

Contracts and scope, always retrievable

Your signed contract and itemized scope live in the portal, so “what did we actually agree to?” is a thing you look up rather than a thing you argue about.

Permit status you can see

Where the permit is in the process, and when inspections are scheduled — without having to phone anyone to find out.

Delivery and install schedules

When material lands and when each trade starts, so you can plan around the work instead of waiting for a truck to appear.

Before, during and final photography

Documented condition before we start, progress images through production, and final photography — including the parts of the building you will never see again once it is closed up.

Payments tracked per trade

What is paid and what is outstanding, broken out by trade rather than as one running balance you have to reconcile yourself.

Inspection records

Each inspection and its result, recorded against the project and available when you sell the house and someone asks.

Access is an individual, custom URL issued to you — and you get it when we start talking, at the lead and project meeting, not after you sign something. That is deliberate: you can see how we run a project before you commit to one. It then stays available after the work is finished, which matters more than it sounds, because the documentation, images and inspection records are exactly what a buyer’s agent, an appraiser or an insurer asks for years later.

Golden Window Replacement FAQs

Do I need tempered windows in Golden?

If your home is in one of the city’s mapped wildfire areas, glazing requirements apply under the Golden Wildfire Resiliency Code. Codes built on the Colorado model code generally call for dual-pane glass with at least one tempered pane. Building code also requires tempered glass in certain locations regardless, such as near doors and floors. We identify which openings need it.

Do I need approval to replace windows in a Golden historic district?

Most exterior alterations in the 12th Street, 8th & 9th Street and East Street districts, or to a designated landmark, need a Certificate of Appropriateness from the Historic Preservation Board. We plan the window design around that review.

What are the best replacement windows for Golden?

For most Golden homes, fiberglass or aluminum-clad windows with tempered dual-pane glass. They are stable across big temperature swings and hold up in radiant heat. We are also a Pella Certified Contractor.

Are vinyl windows OK in Golden?

On an unmapped, lower-exposure home, vinyl can be a reasonable budget choice. On a wildfire-mapped parcel we don’t recommend it, because vinyl frames soften and can deform in radiant heat.

How long does window replacement take in Golden?

Most homes take one to three days of installation once the windows arrive. Historic review, if it applies, adds time before the order, so we build that into the schedule.

Do you replace windows and siding together?

Yes, and on older Golden homes we often recommend it. New windows can then be flashed directly into the wall before the new siding goes on.
