Thornton Permits Attached Decks at Any Height

Most people have heard that a deck under 30 inches does not need a permit. In Thornton that is only true for a narrow case. The city’s own permit list requires a permit for an attached deck at any height above the ground, for any deck that serves the main exit door, for any deck or porch in the front yard, and for any deck with an attached roof of 200 square feet or more. Patio covers and screened porches need one too.

The exemption is real but small: a detached deck under 200 square feet, under 30 inches above grade, that does not serve the main exit door. Even then the city notes that planning may restrict where it sits on the lot. A deck that steps off the back door of a Thornton house is attached and serves an exit, so it is permitted work.

The source is the City of Thornton’s building permit requirements list. Permits go through the City of Thornton Building Inspection Division at 9500 Civic Center Drive (303-538-7250). We draw the plans, pull the permit and book the inspections; you should not have to learn any of this to get a deck built.

What Thornton’s Deck Guide Actually Checks

Thornton hands homeowners a deck building guide, written by the Colorado chapter of the International Code Council against the 2024 International Residential Code. It is the plan reviewer’s checklist, and a few lines in it decide how a Thornton deck gets designed.

40 psf live, 40 psf snow

The guide’s span tables assume a 40 psf live load and a 40 psf ground snow load. Joist and beam sizes, post spacing and footing sizes all fall out of those two numbers, so a quote that does not show spans is a quote nobody has engineered yet.

No ledger on stone veneer

The ledger — the board that bolts the deck to the house — has to be at least a pressure-treated 2×8 and cannot be carried by stone or masonry veneer. A lot of north Thornton houses have a stone wainscot at the back. Where it is in the way, the deck is framed free-standing on its own posts instead.

Cantilevers need an engineer

Fastening a ledger to a cantilevered floor — a bump-out or a bay — requires an engineered design. We spot those on the first visit, because they change the framing plan and the timeline.

Guards, bracing and the walk-out

Guards are 36 inches with balusters close enough that a 4-inch sphere cannot pass. Lateral bracing is required. Under a deck, a basement escape window has to open fully with a 36-inch path out, and a walk-out patio needs 6′8″ of headroom.

The guide also asks for a plot plan with post locations and spans, and for materials and color samples, with a plain line that attached structures should match the house. That is why we bring board samples to the design visit rather than a catalog page. You can read the City of Thornton deck building guide yourself. The structure is checked and, where required, stamped by a licensed engineer.

Which Thornton House You Have Decides the Deck

Thornton was built in waves, and a deck builder in Thornton works on very different houses depending on the neighborhood.

EraWhereWhat the deck usually is
1950s–60s ranchesThe original Hoffman-built core near Washington Street, EastlakeLow and close to grade off a back door or slider. The old wood deck there is usually past its life, or it is a cracked slab patio. Short posts, simple framing, and still a permit because it is attached.
1970s–80sHunters Glen, Cherrywood Park, Thornton ValleySecond-generation decks on split-levels and bi-levels, where the original wood deck has reached the end of its life and the ledger needs a hard look.
1990s onwardNorth Thornton, Quebec Highlands, Signal Creek, Heritage Todd Creek, RemingtonTwo-story houses with walk-out or garden-level basements: elevated decks, taller posts, lateral bracing, often stairs to grade and a stone wainscot to work around.

That spread is why we do not quote Thornton decks off a square-foot average. A 200-square-foot deck at grade off a 1958 ranch and a 200-square-foot deck ten feet up off a 2004 walk-out are different structures with different footings, posts and inspections.

Full Composite Deck Installation and Replacement

People look for us under a lot of names — deck builders in Thornton, a deck company in Thornton, deck contractors in Thornton, a custom deck builder in Thornton. Whatever you call it, the job we do is the same: composite decking installation in Thornton, done as a complete build. A new deck installation in Thornton starts at the footings, not at the boards.

We build one kind of deck: a full composite or PVC deck — new footings and framing to the city’s spans, new composite decking, new railing. Most of our deck work in Thornton is deck replacement: the old wood deck comes off down to the footings and a composite deck goes on in its place. We do not do board-only resurfacing on an old frame, and we do not build wood decks.

If you searched for wood deck installation in Thornton, here is the honest comparison. A wood deck is cheaper on day one and needs stain every couple of years on the plains, where UV and freeze–thaw open the grain. Composite costs more up front and needs washing, not staining. Over the life of a deck the gap closes, and the weekend you would have spent sanding is yours.

LineWhy Thornton homeowners pick it
TrexThe composite most people already know, with a wide color range and a strong manufacturer warranty.
TimberTechCapped composite and PVC lines with the most convincing woodgrain finishes. The PVC boards are lighter and run cooler underfoot on a south- or west-facing deck.
DeckoratorsMineral-based boards that stay very stable through big temperature swings.

Hail is the plains hazard that matters for a deck too. Capped boards shrug off most hail that would dent a soft wood surface, and a lighter color hides the scuffs a summer storm leaves behind. Railing is aluminum, composite or cable, and every board runs on hidden fasteners. Want shade over it? See pergolas and patio covers — and remember Thornton permits both.

Fire-Rated Deck Boards, If That Matters to You

Thornton’s code does not require a fire-rated deck. Plenty of homeowners here want one anyway — a deck sits against the house, a grill sits on the deck, and some people simply sleep better knowing what the boards are rated for. If that is you, it is an option we price on the first visit alongside everything else, not an upsell we lead with.

OptionWhat it gives you
Class A flame-spread boardsThe top rating under ASTM E84 (flame-spread index 25 or less). TimberTech’s Vintage and Landmark PVC collections and Trex Refuge carry it. Ratings are set by board line, so we confirm the exact board on your scope rather than claiming a brand.
Steel or aluminum framingA noncombustible frame under the boards. It also stays straight through freeze–thaw and does not rot at the ledger, which is the reason many Thornton clients pick it.
Enclosed or screened undersideCloses the space under an elevated deck, where leaves and debris collect against the house.

None of these change the permit in Thornton, and none of them are required. They are on the menu for clients who want them, and we bring samples of the rated boards to the design visit so you can see them next to the standard lines.

Your Deck Priced in Front of You, Not Mailed Later

The worst part of most deck projects is the gap between the measuring visit and the number. We closed it. On the first visit we walk the footings, framing, decking and railing options with you on pricing software we built ourselves, and the price moves as you change them. Tell us the number you want to land on and we build toward it while we are standing in your yard.

Optional upgrades — lighting, a privacy wall, a wider stair — are priced on the same sheet but kept out of the total until you say yes. You leave with a written scope of work and you decide on your own time. Nobody sits in your kitchen waiting for a signature, and there is no discount that expires when we leave.

The System Behind the Work

A permitted Thornton deck creates paperwork worth keeping: the plot plan, the span calculations, the inspection results, and the board line and color you chose. All of it lands in one place you can open years later when you sell the house.

Two things make that possible, and they are the reason to choose us over a cheaper quote.

First, experience and scope. We have been working on Colorado’s Front Range since 2001, and we hold a Class C general contractor license (Colorado license #C120350) rather than a single-trade license. That is not a technicality: it means roofing, siding, windows, decks and outdoor living can run under one contract, with one project manager accountable for the flashings where those trades meet — which is precisely where multi-contractor projects leak, literally and figuratively. James Hardie has recognized us as an Elite Preferred contractor continuously since 2011, and as a President’s Club member — their highest contractor distinction nationwide. Our rating is 4.9 out of 5 from 552 verified reviews.

Second, a proprietary on-demand client portal we built ourselves. Most of what people hate about a remodel is not the construction. It is not knowing — who to call, whether the permit went in, when material arrives, what has been paid, whether it passed inspection. We built a system to remove exactly that, and as far as we know no other exterior contractor in this market offers it:

Every conversation in one place

Messages, decisions and change requests are logged against your project rather than scattered across texts, voicemails and three different crew members’ phones.

Contracts and scope, always retrievable

Your signed contract and itemized scope live in the portal, so you can easily get a refresh on what was agreed — on your own, any time.

Permit status you can see

Where the permit is in the process, and when inspections are scheduled — without having to phone anyone to find out.

Delivery and install schedules

When material lands and when each trade starts, so you can plan around the work instead of waiting for a truck to appear.

Before, during and final photography

Documented condition before we start, progress images through production, and final photography — including the parts of the building you will never see again once it is closed up.

Payments tracked per trade

What is paid and what is outstanding, broken out by trade rather than as one running balance you have to reconcile yourself.

Inspection records

Each inspection and its result, recorded against the project and available when you sell the house and someone asks.

Access is an individual, custom URL issued to you — and you get it when we start talking, at the lead and project meeting, not after you sign something. That is deliberate: you can see how we run a project before you commit to one. It then stays available after the work is finished, which matters more than it sounds, because the documentation, images and inspection records are exactly what a buyer’s agent, an appraiser or an insurer asks for years later.

Thornton Deck FAQs

Do I need a permit to build a deck in Thornton?

Almost always. Thornton requires a permit for an attached deck at any height, any deck that serves the main exit door, any deck or porch in the front yard, and any deck with an attached roof of 200 square feet or more. The only exemption is a detached deck under 200 square feet and under 30 inches above grade that does not serve the main exit door.

Do you build wood decks in Thornton?

No. We build composite and PVC decks only — Trex, TimberTech and Deckorators. Most of our Thornton projects replace an old wood deck with a full composite deck on new framing.

Do you repair or resurface existing decks?

No. We do full composite deck installation and full deck replacement. Laying new boards on an old frame hides the part that usually fails, which is the ledger and the framing.

Can a deck attach to stone veneer on my Thornton house?

Not the ledger. Thornton’s deck guide says the ledger cannot be supported by stone or masonry veneer. Where a stone wainscot is in the way, we frame the deck free-standing on its own posts so it does not rely on the wall at all.

How much does a deck cost in Thornton?

It depends on size, height, framing, board line and railing — a low deck off a 1950s ranch and an elevated deck off a walk-out basement are very different builds. We price it with you on the first visit using our own software, so you see the number move as you choose.

How long does deck installation take in Thornton?

Most single-family decks take one to three weeks of site work, depending on size and inspections. Permit review comes first, and we handle the plans and the submittal.

Do you build covered decks and patio covers in Thornton?

Yes. Thornton permits patio covers and any deck roof of 200 square feet or more, so the cover is designed and permitted with the deck rather than added later.

Can I get a fire-rated deck in Thornton?

Yes, as an option. Thornton does not require one, but TimberTech Vintage and Landmark PVC and Trex Refuge boards carry a Class A flame-spread rating (ASTM E84), and steel or aluminum framing adds a noncombustible frame. We confirm the rating of the exact board on your scope.

Do you help with HOA approval?

Yes. Many Thornton neighborhoods have an HOA, and the city’s guide also expects attached structures to match the house. We prepare the drawings, board samples and colors for both.
